Home inspection
For your protection..get a home inspection. This is sound advice for both sellers and buyers.
Buyers need a home inspection to inform them of possible defects or deficiencies concerning the home they wish to purchase. Many of these items will be small items, such as windows needing caulking, downspouts that need to be redirected etc. but could also divulge life threatening safety hazards such as gas leaks, cracked heat exchangers and electrical hazards.
Sellers need home inspections to assure that inspection issues won't cause the sale to fall through and to save money. Save money?
Yes! When pre-sale inspections are done, the seller has time to contact several repair services to find the best company for the job. Often, a repairman will be able to correct several repairs at once, saving time and money.
Many of the inspectors we work with are also qualified to do wood destroying pest inspections (Termite) as well. Since most home inspectors do not treat infested homes, they do not have a financial interst in the outcome of the inspection.
Whole house inspections usually start at $250 and depend on square footage of the property being inspected and options chosen.
Remember, an FHA or VA inspection is not the same thing, and is a poor option compared to a whole house inspection.
